Coastal Custom Home Building: Helpful Tips Before You Get Started

Something you should know is that coastal construction lots tend to be much smaller, which can have an outsized impact on the custom home building process.

The home of your dreams is within your reach! Once you are ready to build your home, one of the most important steps is to determine how buildable the lot is. Building a new home on the coast is a much different prospect than joining a new subdivision that isn’t found close to the water. This process can be confusing, so we’ve come up with a handful of helpful pointers to get you started

Determine the Terrain’s Elevation 

First of all, make sure to determine the elevation of the nearby terrain. This aspect matters more than you think it might. After all, it’s because you will want the first floor of your home to be raised to the proper height; this means that the foundations will likely be higher up off the ground, and as such, a costlier investment. Still, it isn’t something you should neglect or ignore. 

Understand the Impact of Setbacks 

We’ve spoken about setbacks before, especially in terms of real estate development. Something you should know is that coastal construction lots tend to be much smaller, which can have an outsized impact on the custom home building process. Be sure to arrange an envelope of land around your property that should be at least 14’ wide so that you can follow stock plans offered by your custom home building partner. 

Research the Potential Flood Zones

It’s also a good idea to be aware of where the flood zones are located relative to the position of your plot of land. V-zones are closest to the oceanfront or are on the oceanfront itself. Stronger windows, structure elevations, and additional stability measures such as anchors, ties, and straps will all add to the higher cost of the custom home building project.
