Helpful Tips for Securing Necessary Home Construction Permits, Part 2

One of the hurdles in your way is making sure that you get all the permits you need.

Welcome back, constant readers! The home construction process is more complicated than it seems at first. Whether or not you are worried about closing costs, or you are waiting to strike a deal on a pre-built home, sometimes you get tunnel vision. One of the hurdles in your way is making sure that you get all the permits you need. Here now are some more ever-helpful tips on how to secure the necessary home construction permits, even if you are already getting going.

Owner/Builder Permits Are More Complex

Unlike other types of permits, the owner/builder agreements are harder to navigate and finalize. For one thing, there are many myths surrounding this part of the process. One of the most enduring is that city permit offices only grant these dispensations to professionals. During a routine home improvement project, you can stay in your home. However, this is not the case for a brand new home; living inside a home while it is still under construction is not allowed.

Take Easements into Account

Also, don’t overlook the importance of easements. There are many different types of legal restrictions that can get in your way or slow down the timeline of the project. Maybe some of your property has been zoned for public use – such as a road – and thus an easement is in place. To know for sure, you’ll have to research your home’s plat; even minor additions, like a new fence, will require permits issued by the county offices in all instances.

Consider the Impact of Building Setbacks

Along with easements, be aware of how building setbacks can affect the scope of your home construction ambitions. Setbacks foster a sense of openness in any community they are found in, and their purpose is simple: creating safety margins in case of an emergency like a fire. Home additions such as garages, sheds, and decks could all potentially overreach a setback’s boundary lines, so be aware of them as you go along.
